Facilitate Project Team Due Diligence
Coordinate, schedule, and track due diligence visits with and for technical teams.
At this stage, the focus is directed to engaging project team members to complete tasks leading to real estate entitlements and preparation for site construction. This means one or more technical site visits will be undertaken by some members of the project team, such as the A&E firm, the surveyor, the construction manager, and the environmental consultant. The SCIP report is now available to team members. Be clear that due diligence activities are not completed yet. In fact, they are only being initiated by some other members of the project team now.
For locations where new structures are proposed, the draft space rights agreement and right-of-entry consent form have been forwarded to the property owner. The environmental work order has been sent to the environmental consultant. A preliminary title commitment report has been requested and possibly received from the title insurance company. A signed right-of-entry consent and the preliminary title report are needed by the surveyor to commence survey work after the technical site visit.
For wireless antennas proposed on existing structures, the collocation application is in development until after the technical site visitation. The space rights agreement under an existing MLA won’t be drafted until after the collocation application is accepted. It is the site acquisition consultant’s responsibility to obtain an entry and test agreement from the structure owner for access to the site. The structure owner may or may not have a representative attend the project team site walk. If not, a key code or lock combination may be needed from the structure owner to enter a fenced area. The existing land survey, title insurance commitment, environmental compliance reports, and construction drawings for the site may have been secured from the structure owner. If not, the site acquisition consultant strives to obtain these documents as soon as possible for the project team.
Coordination of project team site visit to kick off the project is often performed by the site acquisition consultant. This involves scheduling team members to attend the site walk. Typically, group site visits for multiple project locations will need to be scheduled and coordinated together on one day or over several days. This usually is the result of pent-up or recent site selections made for multiple search areas.
